What we deliver

A location due diligence report on the property and location you submit, produced on a best-effort basis from publicly available sources and country baselines published by 11 Houses. Delivered as a PDF within 48 hours of payment confirmation.

What is out of scope

Legal advice, notarial services, tax advice, structural surveys, valuations, and title checks. We do not inspect the property. We do not represent you in any transaction.

Refund policy

If we cannot reach settlement-level precision or a good-faith baseline for the location, we refund your payment in full. Reports already delivered are not refundable.

Liability

The report is informational. You alone are responsible for buying decisions. Our liability is limited to the amount you paid for the report.
